Naples Real Estate Market Update & What's Happening This July

Summer is here, and the Naples real estate market continues to settle into a rhythm that's healthier and more balanced than the frenzied pace we saw a few years back. If you're thinking about buying or selling, here's what the latest numbers are telling us, along with a few things to add to your calendar this month.

Where the market stands

Naples remains one of the most resilient lifestyle markets in the country, but "resilient" doesn't mean "unchanged." Inventory is up compared to the last couple of years, giving buyers more to choose from, and homes are sitting on the market a bit longer than they used to. That's not a red flag, it's simply a return to a more normal rhythm after years of extraordinary pandemic-era appreciation.

The story looks a little different depending on where you're shopping. Single-family homes, especially in well-located, move-in-ready condition, continue to hold their value and attract serious buyers, cash buyers in particular. Condominiums are seeing more price sensitivity, with rising HOA fees, insurance costs, and reserve requirements giving buyers more room to negotiate. If you're condo shopping, this is a great time to have someone review the association docs closely, budget, reserves, insurance, and any planned assessments, before you fall in love with a unit.

At the higher end of the market, the picture flips again. Homes priced between $1.5 million and $5 million have tightened up meaningfully, with months of supply dropping and closed sales rising over the past year, which puts sellers in that range in a stronger negotiating position. Above $5 million, buyers still have more time and leverage to be deliberate.

Nationally, existing and pending home sales both ticked up in May even with mortgage rates holding in the mid-6% range, a sign that buyers are adjusting to today's rates rather than waiting on the sidelines for them to drop. That same mindset is showing up here in Naples: well-priced, well-presented homes are still moving, and patient, prepared buyers are finding real opportunity in the additional inventory and improved negotiating power.

The bottom line for buyers and sellers

If you're selling, pricing realistically from day one and presenting your home well matter more than ever, buyers have options and they're comparison shopping. If you're buying, especially in the condo space, there's more room to negotiate than there's been in years, and more time to do your homework before committing.

What's happening around town this July

It's not all spreadsheets and market stats, Naples in July has plenty going on. Music lovers should look out for Candlelight: Vivaldi's Four Seasons at The Naples Players' Kizzie Theater on July 12th, a beautiful string performance by candlelight. Comedy fans have two great nights ahead at Off the Hook Comedy Club, with Michael Blackson taking the stage on July 17th and TJ Miller on July 23rd.

Fifth Avenue South and Third Street South continue their summer dining specials, live entertainment, and outdoor events all season long, a perfect excuse for an evening stroll and dinner downtown. Our farmers markets, art shows, and waterfront dining spots remain some of the best ways to soak up the Naples lifestyle while the weather is warm.

And a friendly reminder, sea turtle nesting season is in full swing along our Gulf beaches. If you're out enjoying the sand, please fill in any holes you dig and keep lighting to a minimum near the shoreline overnight, our nesting moms and hatchlings thank you.
